It excites us to see the visionairies' ideas take a blighted area and create a thriving community complete with neighborhood gardens, groceries, schools and parks. These grass root efforts have preserved some of Charleston's oldest and historically significant neighborhoods which would have otherwise fallen prey to an economic exodus and blight. Re-development is not gentrification. Urban renewal is a way to sustain local communities and a heritage to its long term occupants embracing home ownership, small business start ups and community pride. A win-win! We especially applaud the efforts of developers and city planning officials who's plans keep in mind current neighborhood dynamics and expland and improve on those existing foundations to create a cohisive community full of vibrancy and life. The Gaillard Group works with investors, developers and community leaders in finding existing tracts of homes and/or abandoned commercial properties which can be repurposed to residential living spaces in areas which could benefit with urbal renewal. We work hand in hand with existing community developments as well as new up starts looking for a place to hang a shingle. We investigate state and federal grants and incentives to facilitate such renewals of properties as well offering purchase incentives to community residents. Types of Re-Development and Urban Renewal we look for: 1) Vacant parcels with no existing activity but were previously used and developed, especially on industrial sites that can benefit from redevelopment into a mixed-use development. We want to be able to no only provide residential living space but also small neighborhood shops and groceries as well as parks and playgrounds. We particularly love to see a neighborhood school nearby as well as public transportation available. 2) Blocks which can be converted to re-development and construction with a denser land usage such as row fee simple townhouses or large homes which can be converted to apartments and lofts. 3) Structures that have outlived their uses which can be converted into new such as industrial mills or schools which can be converted to housing lofts effectively utilizing adaptive reuse of existing structures. Our sites for redevelopment/urban renewal projects range from small to large; single structure to entire new neighborhoods or "new town in town" projects.
